Myrtle Beach Oceanfront Condos

Can you run it yourself?

What the HOA documents say about owning a condo at each resort and renting it out on your own — read from the deed, the rules and the budget, not from the listing.

Free, and none of it is gated. Each resort gets one score out of 100 and a plain-English reading.

01 The framework

Five questions a buyer can hold in their head.

Every page asks the same five, in the same order, and answers each from the documents with the exact words quoted.

01Can you rent it your way?Whether the deed and rules let you rent short-term on your own terms: no requirement to use the on-site program, no minimum stay that kills weekend bookings, and no rule against saying where the condo is.
02Will your guests be treated like guests?Whether a guest who booked through you gets the same resort as a guest who booked through the front desk: the same pools, parking, wristbands and check-in, or a second-class version of them.
03How much work lands on you? What the rules make the owner personally responsible for: a local contact who answers in minutes, keys and passes, trash, fines for guest behaviour, vendor hours and elevators.
04Is the money healthy?Whether the association can pay for the building without surprise bills: reserves, special assessments, insurance deductibles, how fast dues are rising, and how much of the fee passes through to a master association.
05Who's really in charge?Who holds the power the documents hand out: an owner-elected board, or a developer or commercial-unit owner with deed-level rights over rentals, guest services and the building's name.

Why these five.

They are the five places a self-managing owner gets surprised after closing. Everything else in a 200-page deed is either boilerplate or belongs to a different buyer.

02 The score

One number, four readings.

Each question is scored 1 to 5. Five is the best answer for an owner who wants to run the unit themselves; one is a red flag. The five are averaged and multiplied by twenty. No weighting — the five dots sit beside the total so you can weigh them yourself.

What a dot means

Clear. The documents leave this to you. Nothing to work around.
Favorable. Minor conditions, none that change how you would run the unit.
Typical. What most resorts here do. Rules you can live with, written down.
Caution. Something your guests or your bank account will notice. Price it in.
Red flag. The documents work against a self-managing owner on this point.

What the total means

80+Owner-friendly. Self-managing is straightforward here. The documents leave the decision to you.
60–79Workable with rules. You can self-manage, but the rules shape how. Read the watch-outs before you price it.
40–59Program-leaning. The resort is built around its on-site program. Self-managing works, with friction and some things your guests will not get.
0–39Program town. In practice this is an on-site-program building. Buy it on those numbers, not on what you would earn running it yourself.

Example. The St. Clements scores 80: owner-friendly. The deed expressly guarantees owners may rent to the public with no minimum stay, no on-site program, no registration and freedom to self-manage or hire any manager; the only advertising limits are the ban on signs on the property and on 'pet friendly' listings, and the hotel-style lobby/rental office the deed contemplates is expressly non-exclusive.

04 What we found

The things no listing mentions.

Counts across the associations read so far. They move as more documents come in.

52 of 64
have a commercial unit with its own deed rights
A resort is usually not one association of equals. One owner holds the front desk, the restaurant and the right to run the rental program, written into the deed, and the board cannot vote it away.
28 of 64
give your guests less than program guests get
A pool, a lazy river, a lounge or a parking garage reserved for guests who booked through the front desk. Your listing cannot promise what your guest cannot use.
12 of 64
make you print a disclaimer in your own listing
Required wording in every ad saying the rental does not include front-desk service or certain amenities. It is enforceable because the deed reserved the right to require it.
1 of 64
set a minimum stay
A two- or three-night minimum removes the one-night weekend booking that fills shoulder season.
19 of 64
pass part of your fee up to a master association
A second budget you are paying into and may never see. Reserves, insurance and amenities often sit there, not in the budget you were shown.
26 of 64
show a special assessment in the documents we read
The number that is not in the fee. After a storm the wind deductible becomes one, divided by ownership share.
05 Get a resort read

Seven documents, and a resort gets its score.

Any owner, listing agent or management company can hand these over. If you are under contract, they are yours to request in due diligence — send them to us and the page appears.

06 Method

Where every figure came from.

SourceThe association's own recorded documents: master deed and amendments, bylaws, rules and regulations, approved budgets, annual meeting minutes, insurance summaries. Each page names the ones it was read from, with the year.
ReadingEvery document is read in full. A score is assigned only where a sentence supports it, and that sentence is quoted on the page with its article or section. Where the documents are silent the page says “unstated” rather than guessing.
Unit of analysisThe association, not the resort. A resort with three towers can be three regimes with three deeds; each gets its own page where we hold its documents.
ConfidenceFull read: deed, rules and the money were all on file. Partial: one side was missing. Thin: a single kind of document. The label is on every page.
What this does NOT sayIt does not say what a unit will earn, or whether a particular unit is a good buy. It says what the documents allow, require and cost. The Resort Index covers fees and income; the two are meant to be read together.
DatesDocuments read October 2026. Rules change by board vote and budgets change every year. Confirm with the association before relying on anything here.
Not adviceEvery statement on these pages is read from the association's own recorded documents, named on the page, as they stood on the date shown. Boards amend rules, budgets change every year, and a recorded amendment can change a score overnight. Confirm anything you would rely on with the association or your closing attorney before you write an offer. This is not legal, tax or investment advice.
The next step

Have the documents read
for the building you are weighing.

This page says what the association's documents allow, require and cost. It cannot tell you which unit is listed this week, or what the seller's estoppel will say. Tell us the resort and we will read its documents against this framework, or pull them if you are under contract.

We use the numbers on this page to answer you specifically. No list, no drip sequence — a person reads it.
